The basics
Eligibility is established through a Certificate of Eligibility, and the lender still reviews income, credit, and the property. No-down-payment financing depends on entitlement, value, and lender requirements. VA loans have no monthly mortgage insurance, though a funding fee may apply unless exempt. Closing costs still need a plan.
VA condo approval is a separate step
VA purchase financing for a condominium requires a VA-approved project. The lender needs to confirm that the property belongs to the approved project and that the approval status is acceptable.
A recent example from my practice
A client wanted to buy a condo using VA financing. Searches under the familiar condo and association names did not reveal an approval. Further research using the tract information located a differently named entry. The lender verified the approval with VA, and the client was able to close. This is an example of research—not a guarantee that an unlisted condo is approved.
What we review together
We’ll discuss eligibility and entitlement, funds needed at closing, the property, and any details involving a co-borrower or existing VA loan. A familiar loan label does not answer every case-specific question.
