Mortgage Concierge Program

Your mortgage should fit your life—and the plan behind it.

A planning conversation that goes beyond the application, so your borrowing decision reflects your goals, priorities, and the changes ahead.

The Mortgage Concierge Program

A financial planner’s approach to mortgage decisions.

A loan application tells us important facts. A planning conversation helps us understand what those facts mean in your life: the goals you are protecting, the changes you expect, and the tradeoffs you are comfortable making.

As a Certified Liability Advisor (CLA®), I focus on the borrowing and liability side of your balance sheet. I help you evaluate how a mortgage choice may fit your short- and long-term plans, and coordinate with your professional advisors when you authorize it.

I am a mortgage professional, not a financial advisor. I do not manage investments or provide legal or tax advice.

Help us understand the plan behind your mortgage.

Start with Mortgage Planning. Getting to Know You is a separate, optional questionnaire. These supplement your secure loan application.

How we work together

From your goals to a mortgage plan.

01

Understand your situation

Talk about your housing goals, cash flow, upcoming changes, and the questions beyond the application.

02

Compare the options

Review available mortgage paths, costs, payment structure, flexibility, and the assumptions behind the comparison.

03

Coordinate & move forward

Connect the financing with your professional team, when authorized, and establish the next application and documentation steps.

04

Revisit as life changes

Return to the conversation when your income, family, housing, or retirement plans change. A refinance is one possible outcome, not the purpose of every review.

Beyond the loan application

Questions that help us build the right conversation.

Use these as a starting point for our meeting. You can skip anything you are not ready to discuss. Loan approval depends on a separate lender review.

Your goals & timing

The loan should support the chapter you are planning.

  • What is prompting your purchase or refinance, and when would you like to move forward?
  • How long do you expect to live in this home—and how long might you keep this mortgage?
  • When do you expect to retire, relocate, or experience another significant change?
  • After closing, what would need to be true for you to feel this decision was successful?

Your payment & everyday life

Qualification is part of the review. Your comfort and priorities matter too.

  • What total monthly housing payment would feel comfortable for your household?
  • Which expenses, activities, or savings commitments do you want to preserve?
  • How would a shift to one income, a fixed income, or variable income affect your comfort level?
  • What is your biggest financial pressure or unanswered question right now?

Your cash & future commitments

Look beyond the down payment and the day of closing.

  • How much cash would you like to keep available after closing?
  • What major expenses do you anticipate: education, home improvements, a vehicle, family support, or another property?
  • How are you preparing for an unexpected expense or interruption in income?
  • Which goals should we keep in view: retirement savings, education funding, cash flow, or paying down debt?

Your loan choices & tradeoffs

Compare the choices using the goals and assumptions that matter to you.

  • Which matters most: payment predictability, upfront cash, flexibility, or your expected total borrowing cost?
  • What would you want to understand before considering a loan with a payment or rate that can change?
  • Would you prefer taxes and insurance in an escrow account, if you have a choice?
  • If you are comparing offers, which features or costs are clear—and which need explanation?

Your professional team

The liability side of the balance sheet should connect with the rest of the plan.

  • Are you working with a financial advisor, tax professional, attorney, or insurance professional?
  • With your permission, would coordination with any of those professionals help this decision?
  • Are there gaps in your planning or questions you would like to take to the appropriate professional?
  • Is a future second home or investment property part of your longer-term thinking?

Your experience & communication

Good advice starts with listening, and useful follow-up starts with your preferences.

  • How do you prefer to communicate, and who should be included in the conversation?
  • What worked well—or poorly—in your previous mortgage experience?
  • What would you like to know about me or C2 Financial before deciding to work together?
  • What question have we not asked that would help us understand your situation?

A few questions depend on your next chapter.

Buying or refinancing

Does the plan depend on selling another property? If refinancing, what are you trying to accomplish, how would you prefer to handle closing costs, and what should happen to any existing home equity loan or line?

Home financing

Retirement & home equity

How long do you hope to remain in the home? What future housing or care needs should be considered? Who should join the conversation, and how does your advisor currently account for home equity?

Reverse mortgage education

Divorce & housing

What home arrangements are being considered? Who is on your professional team? What settlement or housing deadlines affect the plan, and which financing questions need answers before negotiations move forward?

For referral partners

A more useful introduction.

“Troy takes a financial planner’s approach to mortgages. He helps clients understand how their borrowing choices fit their broader goals, and can coordinate with their financial advisor on the liability side of the plan.”

Whether you are a real estate agent, financial advisor, attorney, or mediator, you can introduce the client’s goals and the questions they are trying to resolve. We can then agree on the appropriate next conversation and coordinate with the client’s permission.

Planning conversation & secure application

These questions supplement the formal mortgage process. When you are ready to apply, use the established secure portal for application details and sensitive documents. A planning discussion is not a commitment to lend.
