How the review differs
A bank statement mortgage may use 12 or 24 months of eligible personal or business bank statements to calculate qualifying income instead of tax returns. Deposits are reviewed under lender rules; transfers and every dollar entering an account do not automatically count as income.
Business expenses still matter
For business accounts, lenders apply their method for accounting for expenses. Ownership, business history, deposit consistency, and additional documentation can affect the calculation. The result is qualifying income—not simply gross account deposits.
What else is reviewed
Credit, down payment or equity, reserves, debt obligations, property eligibility, and the purpose of the loan remain part of the review. Documentation alternatives do not mean automatic approval.
What we compare together
We’ll consider traditional financing where available, then compare alternative options using their total cost, payment structure, cash requirements, and fit with your business and household plans.
