What a 1099 program can use
Certain Non-QM programs use documented 1099 earnings to calculate qualifying income rather than tax returns. Lenders may also require year-to-date income verification, bank statements, and a qualifying work history. A 1099 by itself does not complete the review.
Requirements vary by lender
Some programs restrict the number of payers, require the 1099 to be issued in the borrower’s personal name, or apply a specific expense calculation. We need to match your actual income pattern to the program.
Compare with the other paths
We can evaluate whether conventional documentation, bank statements, or a 1099 program makes sense for your purchase or refinance. Credit, property, loan amount, down payment, reserves, and pricing still matter.
